This fact is not disputed, he settled 370 houses last financial year. He has sold 879 homes since he went out on his own in 2020.

But many people may not know that the 28-year-old high-energy business owner became an auction business almost overnight at the start of the pandemic.

Some of Brisbane’s best agents came along to Ray White Queensland corporate to hear from the auction master of western Sydney.

“I was private treaty everything before I joined Ray White almost three years ago. I knew nothing about auctions and now my business is auction only,” Mr Tesolin told the packed room who loved his insights and presence.

“Auctions create an emotional atmosphere where competition is created. When emotions get involved the best price is achieved and before joining Ray White I had never done an auction.

“The benefit of an auction is not the auction. That’s what people have got to get their head around. You can sell prior auction, you can still get an unconditional sale for your sellers but if you go to auction, you create a deadline.

“You know you’ve got competition. You’ve got motion on the day. You can also sell post auctions as well.

“We’re not price predictors. You know, we don’t predict price, we influence price. Our job is to bring the buyers, our job is to create competition.

“My auction clearance rate at the moment is 88 per cent and my campaigns are shorter, faster and unconditional – auction only.

“There’s no excuses. I’m in the same market as everyone else and we’re doing the same things. We’re having the same conversations.

“My mentality and my office’s mentality is do more, if someone’s doing 100 letterbox drops, I’ll do 10,000.

“If someone’s going to 20,000 drops, I’ll do 50,000. I had a competitor from another suburb try and break into Quakers Hill sponsoring all these clubs. You know, he had 10 bus stops, so I’ve got 45 bus stops. That’s just the mentality you’ve got to have.”

Tesolin said he makes his auctions memorable with his trademark purple suit but most importantly every buyer has a staff member to assist them through the auction.

“Our auctions are the biggest theatre show you’ve ever seen. You’ve got to make it feel like that for the buyer. We create pressure and buyers want to buy. There’s people dancing around auction bids, but we’re loud and everyone knows the purple suit, it is wild,” he said.

“Why do we do that? We want to make our auctions memorable and make them anything but boring and stale.

“Sometimes buyers don’t have a voice. Sometimes buyers are scared. Every buyer of ours has an agent dedicated to helping them. It makes them feel more comfortable. And when they miss out on an auction, often they say thanks for the help. “I really appreciate you helping me out. Do you mind coming within the next week?”

Ray White Group Chairman Brian White said he was in awe of Josh Tesolin. “Can you imagine how I feel listening to this? I have been in this business for a long time, and we focus on the issue of auctions every year and never have I heard such a brilliant presentation,” he said.

“To think, Josh had never done an auction three years ago. Now he’s an inspiration to us all. I’m so proud, on behalf of my family, of Josh Tesolin. His trust in the process is such an inspiration.”
