The Ray White group had 231 scheduled auctions today, and the property giant recorded strong crowds plus 4.8 average registered bidders and 2.6 average active bidders.

The top auction sale of the day was 22 Nelson St, Annandale which Matt Carvalho of Ray White Erskineville sold for $5.650 million under the hammer with two registered bidders doing battle.

The auction with the highest number of registered bidders in Australia was in Brisbane where a whopping 34 bidders arrived to buy 8 Picardie Close, Mansfield which Ray White Bridgeman Downs lead agent Penny Johnson sold for to a local family moving from Dubai for $1.502 million.

Ray White Chief Economist Nerida Conisbee said house and unit price growth continued in September.

“Year on year, we are now recording the strongest growth since July 2022. Australian house prices increased by 6.1 per cent while units increased by 4.3 per cent over the past 12 months,” she said.

Neoval data shows the city recording the strongest growth for houses over the year is Perth with prices up 8.6 per cent. Brisbane and Adelaide are recording the strongest increases for units, increasing by 6.8 per cent and 6.9 per cent respectively.

Ray White New South Wales State Auctioneer Perry Edmondson-Clark said there was no sign of a Grand Final or long weekend slow down across Sydney today.

“The last weekend of September has remained incredibly strong for the Ray White group. The entire team has reported strong bidding and attendance at auctions across the state, with record prices being achieved across the day,” he said.

“The weather continues to heat up and so does the market. We're expecting a strong market for the remainder of 2023 and sellers should be filled with an incredible amount of confidence about coming to the market and capitalising on the current conditions we are experiencing.”

Mr Carvalho kicked a few goals today and sold 2/2 auctions today. “There was a huge crowd at 22 Nelson St Annandale, we even had people looking down from the mezzanine level. A local man upgrading in the area won the keys, while my seller is a young family and they are relocating overseas and very happy with the result,” he said.

Mr Carvalho, along with George Pavlidis, also sold this two bedroom unit at 1/95-97 Johnston St, Annandale for $910,000 with six registered bidders. A downsizer won this contest with five active bidders. “We are seeing strong open home crowds today despite the long weekend, the market is still very active,” he said.

Mr Carbone said this townhouse had been very popular with more than 20 contracts issued during the campaign.

“The new buyers are locals and they were looking for more space but they are undecided if they will move in straight away or rent it out for a bit. The sellers used to live there and they outgrew it and were renting it out as they build their new family home,” he said,

There was a crowd of more than 50 watching on in the backyard as Alex Pattaro knocked his gavel down at $1.955 million.

Ray White Victoria chief auctioneer Jeremy Tyrell said there were only a few occasions in the calendar year where the auction market slows to a near halt in Victoria and the AFL Grand Final weekend is one of them.

“That said, there were 118 auctions scheduled for the week with close to half being conducted midweek rather than the weekend,” he said.

“The clearance rate so far this week continues to show that buyers are highly engaged with 74 per cent selling under the hammer.

“With the sun shining and three months remaining for the year, it looks like the real estate market is the clear favourite in Melbourne this weekend.”

At least 100 people came out to watch the auction, I think the whole street came out! We had 125 groups through the house in the campaign, a mix of mainly first home buyers, downsizers and investors. Supply is still quite tight.”

“Some people were surprised by our decision to go ahead and auction on Grand Final day but it was a great call! We had more than 40 people in attendance and Melbourne turned on some good weather, it’s a hot day,” he said.

Mr Daryabi actually only just met his sellers face to face for the first time today as they don’t live in the area. “I cold called them as they have another investment property in the area and they ended up letting me sell this one! They are such a lovely family (pictured above with Sam) and I am so happy we achieved a great price here today.”

Ray White Queensland chief auctioneer Gavin Croft said there were wonderful signs of confidence in the Brisbane market. “I called my 205th auction for the month today. Bidder registrations are up, the clearance is up and the trend is continuing,” he said.

“It's Grand Final day in the AFL and that generally does stop a number of the afternoon auctions from going ahead but you really get that sense that Brisbane has really lifted in the last couple of weeks.

“My average registered bidders currently sits at 12 registered bidders per auction and 100 per cent clearance rate. I mean, it's really indicative of a really good sign of what we're experiencing currently in the marketplace.

“The volumes are up across Brisbane and southeast Queensland at the moment. They're on the way up as a whole even though today was a quiet day on the auction front due to the AFL Grand Final.”

Mr Powell said the winning buyer flew in from Canberra today and won the auction. “The buyers are from Canberra and the seller lives in Melbourne, this was their investment property,” he said. There was a crowd of 50 people watching the auction.

“Stock is still tight, it hasn’t changed all year. Last week we had two auctions and they both sold over reserve. We haven't missed any auctions all year. There’s still more buyers than sellers.”

Ray White South Australia Chief Auctioneer John Morris said the lion’s share of the auction market was dominated by Ray White in Adelaide.

“There's only 23 auctions throughout South Australia today but 12 of those are being held by a Ray White agent. South Australia still has the highest clearance rate across the whole country. Ray White consistently gets a higher clearance rate than that of our competition. Of the few auctions I've called today I've had an average of about 11 registered bidders and everything has sold this week so far. So strength to strength yet again as we’re in a very strong market.”
