In this fast paced and upbeat PMC breakout session Ms Coutis shared her main learnings from almost three decades within property management.

She revealed her “positivity toolkit” to navigate all the ups and downs that come a PM’s way.

“Let’s face it, it can be rough going, and if you are good enough, you are old enough. But how does a 20 year old BDM compete with someone with 20 years of experience?

“Energy wins every time,” Ms Coutis told her breakout session at Ray White’s PMC 2023 conference in the Hunter Valley.

“High energy always wins so always arrive with energy whenever you meet someone and you’ll be surprised how far energy can take you.

“Next thing is market knowledge is crucial and it will beat out years of experience, every single time.

“Find out what’s being leased and listed in your area and the rest will take care of itself.”

“Failosophy feels really bad but failosophy is about turning our failures into our successes. “Failure is a great asset, cry it out, and move on. Nothing good or bad, lasts forever. This too shall pass.”

Lauren Macpherson (pictured above) of the Ray White Victoria property management team took the audience through the top 20 habits of highly successful property managers. Ms Macpherson has 25 years of experience in the industry and said she’s seen absolutely everything throughout her career.

If you ask Ray White’s most high-achieving property managers about their secrets to success, more often it’s the little things they do every single day which point them in the right direction and keep them ahead of the game.

Her list included gems like building your individual brand, collecting and knowing your data, establishing great relationships with your trades, knowing your portfolio inside and out, making communication your core competency and finding opportunities in complaints.

Luke Richardson (pictured above), Ray White Head of Profit, thinks today is the best time to acquire a rent roll in the last decade and this is something everyone should be looking at. Given current market conditions, rent roll acquisitions have never seemed more popular or crucial for the bottom line. Mr Richardson discussed the key commercial considerations for a rent roll acquisition, including entity structuring, expected returns and plugging the GCI gap.
