Principals and owners Alexander Shean and Damon Warat have been the directors at Ray White Ascot for exactly one year and one month, since Feb 2022.

The blue chip office opened in 2003 and booked its best record month ever in March 2023 – written sales value $69,367,000. Properties were sold from $320,000 to circa $10 million.

Damon Warat had a personal best month with written sales value $44,055,000, and he personally sold five properties for more than $5 million each.

The Racecourse Road business conducted 25 auctions with 68 per cent clearance rate.

“We saw more than 720 groups through our open homes which shows the huge buyer demand. We also had a personal best in property management with new managements too,” Mr Warat said.

The 20 year old business brought on 11 managements for the month with multi-owners and interstate investors being the largest majority of managements won.

“Our property management service offerings, providing trade experience, Ailo and the largest sales team interacting within our local community are attractive points of difference to interstate investors,” Mr Warat said.

“We’re renting apartments and new or renovated stock within days of listing them. The vacancy rate for Ascot is currently 0.6 per cent. A balanced market is generally considered 3.0% vacancy rate, so investors are receiving great returns and securing properties that will appreciate with large capital gains as we head into the Olympics over the next 10 years.”
