With strong auction activity in full swing across the nation, there was an average of 3.7 registered bidders and 2.5 active bidders attending Ray White auctions.

The top auction sale was in the Sydney suburb of West Pymble. Ray White Upper North Shore agent Thomas Merriman sold 16 Tristania Place, West Pymble under the hammer for $3,400,000, achieving $100,000 over its reserve for his sellers.

Elsewhere, the auction with the most registered bidders was once again in South Australia. For the second week in a row the unstoppable Peter Kikianis of Ray White Semaphore registered the highest number with 20 bidders at the auction of 36 Athalie Ave, Parafield Gardens which sold for $671,000.

Ray White New South Wales State Auctioneer Perry Edmondson-Clark said the referendum didn't slow down auctions across the state today with 133 properties scheduled to go under the hammer.

“Across the day we've seen strong bidding numbers with our active bidders remaining consistent at 2.5 per auction across the state. The team has reported on suburb records and great results across the day,” he said.

“And our preliminary clearance rate data shows it will end as a very strong weekend for the group with only roughly one month remaining to get your property listed and launched to achieve an unconditional contract prior to Christmas. We encourage potential sellers to take confidence from this data and come to the market now via the auction method of sale.”

Mr Iannuzzelli achieved a new street record in Hornsby Heights in front of a crowd of 50 people. “There were lots of local families and some first home buyers interested in the house. The winning buyers are upgrading from an apartment in Chatswood and my sellers (pictured above with Alex Iannuzzelli) are downsizers who are moving to Palm Cove in far north Queensland. They have lived in the home for 30 years.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said it was a slightly quieter week for the real estate market as voters took to the polls across the nation for the referendum vote.

“That said, there were plenty of buyers voicing their opinions at auction as the clearance rate remained consistent at around 70 percent from the 205 scheduled auctions,” he said.

“Competition on auction day also remained consistently strong as we recorded 2.2 active bidders on average across the Victoria and Tasmania network.

“Auction numbers are expected to steadily increase as we move into the pointy end of the year. With greater stability in the economy and demand for property continuing to increase, it should be a good run into the holiday season.”

Ray White dominated in Bentleigh East today with super star sales agent Nick Strilakos selling three from three for a 100 per cent clearance rate. There were huge crowds today and fantastic results across the suburb. A young first home buyer couple won the keys at 3C Manuka St, Bentleigh East, while the sellers (pictured above) are downsizing and want to stay in the area. “All our open homes have been steady today with lots of buyers out and about.” Mr Strilakos sold the four bedroom townhouse at 16A Keswick St, Bentleigh East for $1,515,000 but the auction at 20 Hallow St, Bentleigh East was a screamer. Mr Strilakos said this was a family home of 38 years and his sellers were downsizing retirees. “We had five bidders battle it out, and the property sold for $1.7306 million. This is such an amazing result! We are doing so well in that Bentleigh East pocket. Our hybrid auction system allows family members to watch along from anywhere.”

My sellers bought the property in 2006 and they are selling to move to Sydney to be close to their daughter who has relocated there for work. We have been smashing all our auctions lately, our auction process is very strong.”

Ray White Queensland Chief Auctioneer Gavin Croft said there were very light volumes of auctions this week across Brisbane.

“It’s one of the lightest weeks for a spring period for some time and there's probably no rhyme or reason for it but sellers will be rewarded right now. Another 100 per cent clearance rate personally so far today, over the course of my last six auctions this morning, have all sold under the hammer so whether it's been affordable townhouses are selling at $395,000 right through to quality family homes, up to $1.4 million.

“The depth in registration across all types of asset classes in that range has been particularly strong and average today for me personally I had six registered bidders per auction. Next week we will start to see higher volumes.”

“It was a screamer!” Mr Cush said.

The auction opened at $2 million in front of a huge crowd of 150 people and there were two buyers bidding on the phone - one from Singapore and one from Sydney - and two local bidders on the floor.

“One of the buyers on phone went to $2,615,000 and one of the local buyers on the floor increased by $10,000 to $2,625 million and secured the home.

“The winner was a local who had been looking for some time after selling their home last year.

“It took spring a week or two to get going this year and now we have the best spring selling conditions we have ever had.

“Our loan brokers are telling us that there is a huge pipeline of loan applications which is good news for the strength in the market too.”

Agent Alex Donnan sold this house in late 2019 for $1.850 million. “The owners had done no major renovations to it, it just shows you the fantastic growth and demand for Hawthorne. The sellers are now moving out of Brisbane.”

Ray White South Australia Chief Auctioneer John Morris said some 125 auctions were booked this week across the state, and yet again this represented more than 40 per cent market share to the group.

“We are without doubt the competition creators. We list more auctions, we sell more auctions and you have an increased chance of about - some 11 per cent more by selling your property on auction day.”

“If you list with a Ray White agent as opposed to one of the competition, we’ve consistently hovered around about the 80 per cent clearance for the whole of 2023. Even when our bidder numbers have dropped below six for the first time, our clearance rate has remained extremely high, above 90 per cent.

“There’s some great numbers coming through as always in South Australia. It’s a very strong market, with Lots of interstate buyers and property prices continue to be on the rise.”
