Ray White had only 492 properties booked for auction this week, still representing the dominant 33 per cent of the total auctions booked across the country.
The top auction sale of the day was in Hendra, in Brisbane’s inner north. In front of a huge crowd, top agent Tom Lyne of Ray White The Collective sold this luxury home to a local family from New Farm for $5.34 million. The price was $340,000 over the Hendra suburb record.
Elsewhere, Ray White Castle Hill agent Kael Sharp signed up a whopping 24 ready-to-buy bidders at 14 Isis Place, Quakers Hill. The house sold for $1.468 million. There were huge crowds and bidders numbers across the nation.

Ray White NSW state auctioneer Perry Edmondson-Clark said sellers who are deciding to come to the market now are continuing to be rewarded for their decision.
“We saw another strong weekend of results across the Sydney market today with supply remaining low in buyer activity remaining incredibly high. Our clearance rate and bidder data continue to show the market is performing incredibly strongly week in week out,” he said.
“We're seeing results well above the owner's expectations at auction.
“I personally had one auction today that achieved $180,000 More at auction than the highest offer prior and results like this must continue to give sellers confidence around choosing the auction method of sale and coming to the market now.”
There were 19 bidders all vying for this four bedroom house (above) at 7 James Green Close, Kellyville. Auction-only pro Ray White Quakers Hill principal Josh Tesolin sold the property for $1.640 million, some $340,000 over its reserve, in front of a huge crowd.

A crowd of more than 100 people came to see this four bedroom Winston Hills home sell for $1.640 million to a young couple from Parramatta.
The auction pro, Mr Dowd took more than 200 groups through the deceased estate during its textbook auction campaign.
“My sellers are happy, it's a bittersweet day for the three sons whose parents built the house in 1971 and they all grew up there. There were some tears, happy tears as it’s the end of an era for their family,” he said.
“Stock is still very tight but I have been running auctions for 22 years, and I only drop one a year, it’s the only way to get a good result.” Mr Dowd has seven more auction campaigns starting, and he expects it to be busy through spring with more stock coming.

Mr Carbone said buyers came from all over Sydney to have a look at this beautiful two bedroom unit with the sparkling views to the Harbour Bridge.
“There was a mix of first home buyers and downsizers and the first home buyer won the auction today,” Mr Carbone said. “My sellers are over the moon, this was their dream price. We had 70 buyer groups through during the inspections and issued 18 contracts. There simply is not enough stock but the truly special properties, like this one, are doing very well.” The sellers (pictured above with Jess and Mario Carbone) have upsized to the Hills district.
The auctioneer said it was a battle between two bidders today for this apartment in the heart of Mosman Village. The downsizer sellers sold their two bedroom unit in Mosman today for $100,000 over their reserve.
VICTORIA
Ray White Victoria Chief Auctioneer Jeremy Tyrell said that with the Reserve Bank deciding to put a hold on any further increases to the cash rate, buyer confidence remained strong with some fierce competition being reported across a number of auctions.
“That said, Melbourne’s property market was like a box of chocolates this week with an assortment of results,” Mr Tyrell said.
“Auction volume was less than the previous week’s total of 155 with 139 auctions scheduled.”
The preliminary clearance rate is still strong at 70 per cent with 3.7 active bidders on average across all auctions.

Meanwhile, the archi-statement trophy home at 84 Albenca St Cheltenham sold for $1.84 million with three bidders battling it out. The five bedroom home, with soaring 6m high ceilings with exposed beams, sat on a sprawling 995 sqm of land.

In front of a big crowd, these happy buyers bought this townhouse from Mr Liu. He said he had more than 125 groups through the four bedroom property during the campaign. The seller is overseas. Some of the underbidders then followed Mr Liu to his next auction at 3/28 Coane St Oakleigh East and they bought it for $980,000, some $100,000 over its reserve.

“There was some aggressive bidding today. The buyers were serious, all locals plus one buyer from Hong Kong who flew down ahead of moving back to Brisbane soon,” he said.
“This is a north east facing home on 1000 sqm of land and it’s been very well looked after. “The new owners have just saved themselves three years of build dramas and stress by buying here. The build process is not going down anytime soon, and homeowners who want a contemporary home don’t have a lot of options than to buy renovated as the build metrics are not going down anytime soon. And this is a beautiful home, they have done very well.”

Mr Mahon said he had more than 80 groups through this property during its campaign. ‘It was an Interesting mix of owner occupiers, a few interstate buyers and investors,” he said.
A young family with school aged kids who were renting in the area won the keys today, while the sellers have built a new house. “They are very happy with the result.” Mr Mahon expected to see more choices for buyers coming onto the market in spring. “The wave is coming, you can feel it.” He also said buyers were still bidding with confidence, and had all factored in maybe 1-2 more rate rises to come. “Most people believe we’re at or near the peak of the rate rising cycle, so it’s a good time to buy and hold.”

A crowd of more than 100 people came out to see 92 year old Thelma Parish’s house sell for $1.240 million to an investor from Bundaberg.
“My seller Thelma wore pink and it was her day to celebrate for sure. The weather turned it on and I had quite a few clients come out as they wanted to see what’s happening in the market,” said agent Jessie Hall.
With a reserve of $1.125 million, the five active bidders pushed the price to $1.240 million.
‘It was an investor who won the keys but we had a lot of families and even developers interested in it, it’s such a big block with a big frontage. Now is a great time to sell as there’s hardly any competition at all and lots of active bidders and buyers.”
SOUTH AUSTRALIA
Ray White South Australia Chief Auctioneer John Morris said the state remained a highly sought after yet affordable market and this looked likely to continue for some time yet.
“As one financial year ends and another begins and it begins with extraordinary results across the Festival State. Last week 78 per cent of all auctions listed with the Ray White brand sold of those that went through to auction day with an average of seven registrations per auction," Mr Morris said.
"As usual, around 50 per cent of these bidders participated in the auction on the day and this resulted in an auction day clearance rate of 75 per cent. At the same time, the state clearance rate for the same week reported 65 per cent selling on the day. What does this mean? It means that Ray White auctions have a higher chance of selling on the day than those of our competition.”
Auction share still remains extremely solid, with 38 per cent of auctions throughout South Australia last week being conducted under the Ray White banner. Bidder numbers have dropped slightly to four per auction. However, our clearance rates, the really important number is currently standing at well in excess of 80 per cent.”

Some 40 people crammed into the lounge room to watch the auction as it was raining outside, Mr Schultz said. “We had six registered bidders and two of them were active. My sellers are over the moon, this was a price where they felt they had won the Lotto. They have built a bigger home, and it’s time for them to move,” he said. A first home buyer couple won the keys today and they couldn't be happier too.
