No shortage of buyers

Capital city auction activity jumped higher today, with the Ray White Group clearing 72 per cent of its 347 auctions across the country.

There is no shortage of buyers and there was a big spike in average registered bidders to 4.5, and 3.0 active bidders across the country.

Ray White data shows the median days on market was 27 days in the last month, compared to 40 days for private treaty sales across its Australian network.

Some 89.95 per cent of all buyers were locals, and 7.03 per cent were interstate, 1.96 per cent were international.

All the top auction action happened in the harbour city of Sydney today.

The top sale of the day went to the unstoppable Jessica Cao, of the Ray White Upper North Shore juggernaut, when she sold 105 Middle Harbour Rd, Lindfield for $4.76 million.

In Castle Hill, Ray White Baulkham Hills principal Darren Dowd signed up a whopping 39 registered bidders for the auction of 23 Olola Ave, Castle Hill which ended up selling for $461,000 over its reserve at $2.061 million.

Ray White NSW Chief Auctioneer Alex Pattaro said there was higher weekend auction volume today, and the leading group continued to see strong clearance rates and registered bidders.

“Looking ahead we anticipate more stock reaching the market. The buyer pool is very strong and deep. It is the strongest it has been in over 12 months which should encourage sellers to come to the market,” Mr Pattaro said.

“Sellers are encouraged to choose a method of sale that promotes competition creation which ensures they can maximise their result.”

Continuing her incredible streak of recent successful auction campaigns, Jessica Cao today sold 105 Middle Harbour Rd, Lindfield to a family who just relocated to Sydney from China on Thursday.

“This was a busy campaign with almost 100 people through as it’s in such a great location on the north shore. It’s on the east side which is walkable to the station and it’s also able to be knocked down and rebuilt with few limits so we had very strong interest,” she said.

“My sellers are moving overseas and have loved living in this home and raising their family here.”

“There’s so many buyers right but zero listings! It’s an interesting time, as there so much buyer activity but sellers are reluctant. I have a new campaign starting next week, which is the school holidays. It’s a controversial decision to start on the school holidays but there is no competition and I truly do believe it’s a great time to sell.”

Mr Dowd, a textbook auction pro, had taken 250 groups through the deceased estate during its busy campaign.

“We signed up 39 bidders today, all locals. It’s a great location, just a short walk to everything. It’s a big house, with plenty of potential and we know how to create competition at auction,” Mr Dowd said.

It was the battle of the first home buyers in Marrickville today with five couples actively bidding. Mr Gianoudis ran a textbook auction campaign and had more than 70 groups through and 350 enquiries. “There were a lot of neighbours in the crowd and all were happy to see this great price. It really is a good time to sell as there’s very limited competition.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said sellers were reaping the rewards in a buoyant market with high buyer demand.

Auction volume returned following the King's Birthday long weekend, with 152 auctions scheduled across the state for Ray White Victoria.

“Even with this increase in volume, buyers scrambled to pick the best out of a declining supply of property to market, with some areas reporting a drop in property listings by up to 30 per cent,” he said.

“As a result, competition remained fierce across a number of auctions as the preliminary auction day clearance rate soared to 84 per cent, with nine out of every 10 auctions conducted receiving active bids from buyers. We have action on almost everything!”

The bidders were all locals and the eventual buyer was moving closer to his family. “In fact the buyer is happy as one of his new neighbours is a bloke he used to coach footy with,” Mr Bowen said. "My sellers (pictured) are over the moon. It was on the market on the third bid,” he said.

“I have 10 more listings coming up so I expect it will be a good winter. There were 96 people in the crowd, and we invited all the neighbours to come and see the live market action,” he said.

Mr Bowen was on a 100 per cent clearance today with 2/2 selling. This deceased estate at 51A Weymar St, Cheltenham was a very special sale for him. “When I started in real estate 11 years ago, I door-knocked the whole area and this house was my 13th appraisal and second ever listing and sale. The seller has now passed away but he left instructions for me to sell his home.”

Mr Bowen got a great price too of $916,000. “I have averaged 10 per cent over reserve for my last five auctions but this was 12 per cent over reserve, so a great outcome.”

Ray White Queensland Chief Auctioneer Gavin Croft said it had been an absolutely massive week of auctions with 120 booked across the Sunshine State.

“My own personal auctions have seen an 85 per cent clearance with in excess of five registered bidders over the course of the week. This theme has been unfolding for the last few weeks and it must give home sellers absolute confidence in the market right now,” he said.

“There are some really promising signs for the Brisbane market. While demand remains high, we will probably and most likely continue to see these types of outcomes at auction.

“We have cleared 74 per cent across Brisbane this week. Personally, I'm at 85 per cent this week. Congratulations to those who are a little courageous and make that decision to sell, they are continuing to be rewarded.”

There were eight registered bidders vying for 63 Enderley Rd, Clayfield, including an expat on the phone who lives in Miami, Florida and a Melbourne-based buyer who is moving to Brisbane.

In front of a crowd of 100 people, Mr Roche said a local family up-sizing in the area won the keys today.

“There were six active bidders, but the final two bidders who went head to head didn't even start bidding until the property was called on the market by Phil Parker at $3.075 million. I am so happy for my sellers, a lovely couple who have bought a unit to downsize into Newstead. They bought this home 26 years ago and have loved it ever since. The street rarely sees any sales, the last property on Enderley Rd for sale was over two years ago. Less than six sales in 20 years, they just never come up.”

Mr Flanagan said there were five local registered bidders all keen on the three bedroom home on a private leafy block.

The home was eventually bought by a first home buyer couple who loved the house, and the sellers were offloading their investment property.

“I have been busy, there’s still a lot of buoyancy in this market. I make a lot of calls, it’s just back to basics but I do think we’ll have a good winter. A lot of fixed rate mortgages are coming off and a lot of people are working out various scenarios.”

Ray White South Australia Chief Auctioneer John Morris said that while the weather has been extremely unpredictable in and around Adelaide, there's one thing that you can pinpoint, with complete accuracy and then that is the continued domination of Ray White in the auction space in and around this great state.

“Last week, we had 41 per cent of all auctions scheduled, which has stayed consistent throughout 2023 at about 36 per cent. We've had on average, just shy of seven registered bidders per auction and 3.3 of those participating and what that means for the sellers is close to an 80 per cent clearance rate.

“So if you take your property to auction with a Ray White agent, you have an 80 per cent chance of selling on auction day. I would say if you are not considering auction in this market when we've got plenty of buyers, plus an incredibly high amount of loan pre approvals out there, then you're making a mistake. You need to consider the auction as part of your marketing method.”

In front of 112 people, a local buyer won the keys to this charming three bedroom bungalow in Gawler South.

Mr Whiston said the price exceeded the reserve and his sellers are over the moon.

“My sellers are so happy, they were a well loved couple on this street but they are now moving to the country. The highest offer prior was $550,000,” he said.

“We ran a good auction campaign. We had five registrations a week ago, and seven by last night so to get to nine was awesome.”

In front of a huge crowd of 120 people in the backyard, a local family who were upsizing won the auction.
