Mr Wardy said this timeless double brick Californian bungalow at 31 Dalmeny Ave, Rosebery sold at auction today for $3,260,000 and his sellers were “over the moon”. There were seven registered bidders, and four active bidders and the first bid was $2,500,000.

“It was a cracking auction. My sellers are happy, they are a lovely young couple who bought the house when they were pregnant with their first child and now they have two kids, so they are upgrading to a house in Ashgrove. The house is very sentimental and they have loved the area. The buyers are local investors,” Ms McDonald said.

Earlier in the week, Ray White Collective held its Auction Under The Stars event and the powerhouse team sold $19 million worth of property across 24 properties.

The auction event sold 70 per cent of its stock, and Ray White Collective principal and chief auctioneer Haesley Cush said “the units went nuts”.

The unit at 4/190 Moray St, New Farm sold for $582,000, while 4/28 Hazlewood St, New Farm sold for $535,500.

“We had a crazy amount of fierce bidding for these one and two bedders in New Farm - there was such momentum in the bidding for the units with multiple registered bidders. In fact the interest in units is that strong that we are going to hold a unit-only auction event on December 14," Mr Cush said.

“There’s simply not enough supply and many people cannot afford to buy houses, plus the January rents are looking hectic.

“There is always a seasonal bump in rentals in January, and many tenants are already offering to pay over and above the current price. We are still getting around 80 applications per property and no buyers seem too worried about rising rates either. We have seen any distress sales, especially with such a waiting pool of buyers.”

Ray White South Australia chief auctioneer John Morris said the bidder numbers may have dropped slightly down to just below six, with three of those participating at the auction.

“Bu we are still selling a huge amount of properties on auction day. And the statistics are telling us that if you take your property to auction with the right agent, you have an 82.6 per cent chance of selling and that's just from this week alone,” Mr Morris said.

“Last week's numbers were very, very strong again with 79.2 per cent sold within Ray White, whereas CoreLogic reported 74.8 per cent. That might not be a huge amount of difference but that does mean you have an increased chance of selling if you use a Ray White agent.

“Now there are 177 auctions scheduled this week throughout South Australia with 83 of those being Ray White. We are the competition creators, without a doubt, we list more auctions and we sell more auctions than that of our collective competition.”
