IT was a red hot selling day across Australia today, with huge crowds and active bidding pushing the national clearance for Ray White to just over 75 per cent albeit on light volume.

Australasia’s largest real estate group scheduled 293 properties to go under the hammer today, recording a preliminary auction day clearance rate of 75.2 per cent.

Ray White’s auction market sare this week was 26 per cent nationally with 460 auctions booked of the 1724 across the country.

Contrary to the seasonal slowdown usually seen this time of year, capital city auction activity is rising over the coming weeks.

Bidder numbers at auctions reflected the state of supply and demand, with Ray White recording an average of 4.6 registered bidders and 3.0 active bidders per auction.

The top sale of the day went to top performers Warren Ginsberg and Zorick Toltsan of the Ray White Double Bay juggernaut which sold 73 Hastings Pde North Bondi under the hammer in front of 80 people for $7,705,000.

The highest number of bidders recorded at auctions today was a whopping 30 bidders at 31 Doreen Cres, Baulkham Hills, listed by Ray White Castle Hill agent Paul Conti.

Ray White New South Wales Chief Auctioneer Alex Pattaro said it was a red hot selling day across Sydney today.

“Crowd sizes are on the up with more buyers, looking to dig their toe into the Sydney property market,” Mr Pattaro said.

“There are currently more buyers than sellers making this a great time for sellers to capitalise on the current market conditions.

“There is a flurry of buyers with high clearance rates and solid prices but it doesn’t mean that the property market is quite back but we should continue to see more properties come to market.”

One of Australia’s leading agents Warren Ginsberg from the powerhouse Ray White Double Bay today secured the top sale nationally when 73 Hastings Parade, North Bondi sold for $7.705 million to a local buyer.

“In fact all the buyers either lived on the street or within 1km,” he said.

"It was a deceased estate and the location is what drew everyone in. Location, location, location! The proximity to the beach is perfect and it’s a good sized block.”

There was a cheeky opening bid of $4 million which was refused by auctioneer James Keenan but bidding then got underway from $6 million in front of a crowd of 80 people.

Mr Carvalho (pictured above with his happy buyers) sold this three bedroom renovated Federation semi for $2,540,000 in front of a crowd of 100 people.

“It was a massive crowd. My sellers are moving to the eastern suburbs with a baby on the way in a few weeks, and the buyers are a young couple moving in from the lower north shore,” he said.

“The house market is strong but apartments are still harder and buyers are being more selective but A grade housing stock is all very positive.”

Ray White auctioneer James Kerley was surrounded by some 200 people in the backyard at 31 Doreen Cres, Baulkham Hills.

Agent Paul Conti ran a short, sharp 2.5 week textbook auction campaign and attracted a staggering 30 registered buyers.

“We had a mix of first home buyers and people looking into a quality area. We followed the Ray White process and took the property to auction, we could have sold it 10 times in the campaign but the best way to create competition is at auction,” Mr Conti said.

“We told everyone we were running a genuine public auction and it was an exciting auction, and I am so happy for my sellers. There’s simply more buyers than sellers right now and people who don’t believe in auctions need to come and see what’s actually happening on the ground.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said spectacular autumn weather brought everyone out in Melbourne today as buyers continued to show up and compete on a declining pool of property.

“With 146 scheduled auctions for the week, it was slightly less than the previous week's total of 161, however buyers continued to remain active on the back of what was a positive federal government budget announcement earlier in the week,” Mr Tyrell said.

“Sellers enjoyed the benefits of buyer competition as there were close to three active bidders on average across all auctions and the preliminary clearance rate provided added confidence at 73 per cent.”

Mr Calik-Houston said it was a battle between two young couples in the end for this contemporary two level home.

“The buyers are locals who are renting in Brunswick. The sellers have two children and they need some more room but they have had a very happy eight years here,” he said, pictured above with the buyer.

It was a busy campaign with 110 groups through the house. Mr Calik-Houston also sold 22 Palmer St Fawkner today for $760,000 with seven bidders.

“The market is turning, people are starting to get desperate as there is simply not a lot of stock.”

The buyer of this triple fronted charmer in Bundoora literally just saw the house for the first time a short time before the auction started.

“That’s the second house I have sold to someone on that day they saw it this month,” Ms Jerram said.

“It was a rapid fire auction, so fast and we had at least 100 watching in the crowd. We had 80 groups through during the campaign and lots of interest from people who wanted to renovate and even subdivide the land."

An investor bought it and they have been looking for some time and they wanted to buy before they got priced out.

Ms Bowden had a hugely successful day with three auctions and she sold all three under the hammer. This single level contemporary Stafford Heights home exceeded its owner’s expectations.

“It was a family home and a new young family has bought it,” Ms Bowden said. There were more than 50 people in the crowd at her first auction of the day.

Mr Macmillian said the jaw dropping five bedroom luxury house at 7 East St, in one of Kedron’s quietest streets, sold for a record $2,650,000 to a local family.

“It’s a record for the land size of 592 sqm and a family from Hendra with seven children were looking for a big family home. They are delighted with the result, and so are my sellers,” he said.

“The auction opened at $2 million and then ran up in $100,000 increments with two bidders battling it out. Our office is flying, we have a 98 per cent clearance rate this year with six average registered bidders. Prices in our area are very firm, and the market’s resilience in the face of 12 rate rises is incredible.”

Ray White South Australia Chief Auctioneer John Morris said auctions gave sellers more certainty even in light volume times.

“Although we are 15 per cent down on conducted auctions for the same time last year, the metrics are generally remaining extremely positive for the Ray White group when it comes to auctions in and around South Australia. We cleared in excess of 76 per cent of auctions throughout the year so far and we've received an average of seven registered bidders per auction,” Mr Morris said.

“This puts us right at the top when it comes to registrations around the country. So it’s still extreme positivity in the auction market in Adelaide and the surrounding suburbs. And while the entire auction market share has dropped it seems that it's mostly our competitors who are dropping auctions as a method of sale because we are still holding in excess of 40 per cent of all auctions throughout the state. These are incredible numbers and there’s fantastic positivity still out there at every single auction. We are still getting three quarters of our properties selling at auction which gives the vendors an unconditional sale and the satisfaction and certainty that that gives them is second to none.”

Mr Pilgrim said the auction went nuts for this two level spacious family home in Camden Park with 24 locals buyers out in force to buy it, and more than 100 people in the crowd watching the real time market action unfold.

“These were all local buyers. We certainly have more buyers than sellers, and so competition is driving up prices. My sellers are very happy with the result. An upsizing family who have lived in the area for a while won the keys to this four bedroom beauty today.

Mr Stapleton said it was a good campaign for a house that had an instantly “warm family home vibe.”

“In this market we will keep auctioning, as we know it’s the only way to create competition. So many agents in our area have stopped auctioning but we know it’s the best way to sell.”

In front of a crowd of 65 people, agent Emma Milner said it was an exciting auction which got down to $1000 and $500 bids in the end.

“We had over 60 bids at this auction. It was a steady campaign with a constant stream of interest,” Ms Milner said.

“In a moving market, it’s always best to auction as it creates the best competition for the vendor.

“My beautiful sellers are downsizing after 30 years in the house and the new buyers are a family with two daughters and they have fallen in love with the City Beach community, and they will be happy there for a long time.”
