Ray White had 511 auctions scheduled for today, with the final Saturday in October reporting a 72 per cent preliminary auction day clearance rate for the traditional peak weekend of spring selling season.

Ray White’s national auction volume this week soared to 813 auctions, up 21 per cent year on year.

After an early start to the season, this super Saturday event saw capital city auction activity skyrocket this week to 3,522, with Sydney, Melbourne, Brisbane and Canberra all hosting their busiest auction weeks this year-to-date.

Some 2,883 homes had booked a date with the hammer today alone, and auction numbers over the coming fortnight suggest auction activity will remain elevated for some time yet.

A no reserve auction in Logan, south of Brisbane, today broke the Australian record with a whopping 161 registered bidders vying for the derelict vandalised home at 19 Billabong Dr, Crestmead.

Ray White Marsden agents Cory Boyd and Keron Petzer sold the property on behalf of their owner for $494,700 to an investor from Parramatta in Sydney.

The property had been left vacant for a few years which led to vandalism and the house was in a state of total disrepair.

“We ran a no-reserve auction and we take marketing properties very seriously and always have our seller’s best interest at heart at all times,” said Avi Khan, founder of Ray White AKG and owner of Ray White Marsden.

The auction was run as a hybrid, with both online and in person bidding, with more than 500 people in the crowd at the corner block 19 Billabong Dr, Crestmead.

Meanwhile an original deceased estate home in 16a Chiswick St, Chiswick was the top auction sale of the day, changing hands for $7.210 million.

Ray White NSW state auctioneer Perry Edmondson-Clark said there were 170 auctions scheduled across the state today for the leading group. “We continue to see strong attendance and activity at opens across all segments of the market, including one particular standout sale today $7,210,000 under the hammer,” he said.

More than 70 people in the crowd watched on as the beautiful prime waterfront location was sold to a local man who intends to develop the block to its full potential.

“The property was a deceased estate and had been in the same family for more than 60 years but had fallen into disrepair. The family is very happy but of course it’s a bittersweet sale as their father had built the house, and it was their family home,” Mr Carbone said.

Mr Karvouniaris said there was a massive crowd at his auction.

“The final Saturday in October is always a strong day. My sellers are moving away, this was their family home of 30 years. It’s a beautiful style of art deco called the ‘ocean liner’ era with exposed brick. This period of architecture was famous for its glamour and adventure. Ocean liner interiors are very rare to see now.” The new buyers are a young couple.

Ray White Victoria chief auctioneer Jeremy Tyrell said Melbourne burst to life as it welcomed the highest volume of auctions so far this year with more than 1,800 auctions scheduled for the week, in what marks the first official 'super Saturday’.

For Ray White Victoria, it was also the strongest auction week for the year with 279 auctions scheduled across the network.

“So far this week, the clearance rate affirms buyer activity is strong with over eighty percent of properties being sold. Auctions that have already been conducted during the week have seen a flurry of buyer activity, with some having up to 15 registered bidders,” Mr Tyrell said.

“This burst of activity may be fueled by a pending decision by the Reserve Bank, which all four majors have indicated will likely result in a rate hike.

“Either way, there’s an air of excitement as both the volume of listings and buyer activity surges.”

“Our seller kept the faith with us as we had to be a bit creative to get the house out there. We had 45 interstate bidders registered to buy, and the only way to create competition is to go to auction.”

An investor from Parramatta bought the property for $494,700 while bidding online. He plans to fix the home up and then rent it out.

One local bidder lobbed in a cheeky $1 opening bid but he ended up being the underbidder, pipped at the post by the interstate investor.

“We were not trying to hide the fact of what the property is but simply to make the best of a bad situation to help our seller. Our seller is over the moon, and in tears, with the result,” Mr Khan said.

“We strongly believe that Ray White are competition creators and our seller got the best result with so many bidders competing for the property.

“This was a unique situation and such a unique property required unique marketing. “Housing affordability is a serious problem and properties like these, when marketed to reach the correct audiences, give all buyers a chance.”

No other group tracks registered bidders, but Ray White auction data shows the previous highest registered bidders was 143 for a property in Mansfield, in Brisbane, in January 2022.

We had a big crowd here today and lots of activity,” Mr Downes said.

“The buyer is from interstate and moving to Brisbane. This is a very popular trend we are seeing, lots of interstate buyers. Selling season is in excellent shape but we still do not have enough vendors who are willing to come to market despite the high prices available. We are hoping more developers return to the market soon to help with the low supply.”

Mr Siciliano said it was an “absolute cracker of an auction”.

“It kicked off at $500,000 in front of a massive crowd. There must have been every neighbour from the whole street turn out, there would have been 200 people or more. Everyone knew this auction was coming. The sellers are happy as they have just broken a suburb record. They built the home themselves in 1978, and are now downsizing to be closer to their daughter,” Mr Siciliano said.

“The buyers are locals who had been looking to buy for five years.”

It’s on a busy road, in a commercial area, so it had some quirks but the buyer loved it. The seller actually lives next door, and the buyer will make it his home soon.”

Ms Fewster said the auction kicked off high at $3 million and that knocked out six of the other bidders.

“It was standing room only at the house as we had more than 80 people watching on. It was a very exciting auction. The opening bid was $3 million and that turned out to be from the underbidder. A local family moving into the area won the keys today and our sellers were the estate’s executors and also very happy with the result,” she said.

“The market is hot, still more buyers than sellers as we have limited supply. And supply cannot be fixed in a hurry, so I don't see the market dynamics changing anytime soon.”

He had been looking for six months, and he had missed out on a few multi-offer situations and that’s why we love auctions as they are so transparent. It makes so much sense for both the buyers and the sellers. This is still a very busy market and there’s no signs of activity slowing down at all. We’ll be working right up to Christmas and it is still a seller’s market."
