Ray White Bayswater agent Brendan Milner is offering a 2.3 ha block of land at 131 Pipers Creek Rd, Kyneton which comes complete with approved plans for a Star Wars themed spaceship home. The property is being sold by private treaty with a $1.05 million to $1.15 million price guide and was launched to the market today – the unofficial Star Wars Day, May 4.

Seller, Shyam Avatapalli said he had always wanted to design something unique and landed on the sci-fi design because it fit the block perfectly.

“I’ve always wanted to do something different and I had been flipping through a few ideas. When I saw the land, it just clicked and I settled on this design for the block. It looks like the spaceship has landed just next to the creek,” Mr Avatapalli said.

“You’re either really going to like it or you’re not, but Star Wars has such massive appeal across all generations and I’ve always been interested in futuristic designs.

“I wanted to pick something that’s buildable and simple enough but also something that really stands out. This shape is in the Mandolorian TV series and has showed up in some of the older movies so I thought it was perfect to really represent the Star Wars series.”

Mr Avatapalli worked with specialist architects to create a futuristic design without the price tag, opting for simple and cost effective materials used in a creative way.

In spite of its complex appearance that gives a greeble effect of a spaceship, the project is still designed to use a low cost, standard Colourbond steel material.The roof is designed at a 25 degree pitch to enable laying it with Colourbond steel in a flat lock pattern, giving the building a flat look similar to a spaceship.

Meanwhile, the walls are designed to have a custom 3D brick pattern cladding also made with Colourbond steel interlocking pattern. The overall cladding material price is intended to be around $50 per sqm. The house is designed with Colorbond Shale Grey, Dover White and Monument back colours.

In the design snippet (pictured above), the house is still designed with standard construction techniques with cosmetic awnings attached outside of the house sitting that give the strong shape.

Mr Avatapalli designed the sci-fi property with three water tanks and took inspiration from the jet engine of a Boeing 747 plane. The middle water tank is designed to feature a decommissioned titanium Rolls-Royce Jet Engine Turbine fan that once powered a British Airways jumbo jet in the 1970’s. The three outward facing water tanks are designed to be fitted with LED or neon lighting.

“The design is intended to amalgamate a unique piece of aviation history into the house while the water tank lighting design was inspired by spaceship jet engines with the blue and orange fire effect,” Mr Avatapalli said.Inside the home, the hallway has been designed to mimic a spaceship tunnel while the kitchen island bench is intended to be a parallelogram shape to give the room a futuristic look.

The location is also one of the best in the region. With the influx of new residents to the Macedon Ranges, there has been a huge investment in the infrastructure of the region including a new $150 million development only 500 metres from the Pipers Creek Road block. The development will include Bunnings, McDonalds and a mix of homemaker stores.

When approached by Mr Avatapadalli, selling agent Brendan Milner jumped at the chance to sell a homage to a franchise that had been part of his life since childhood.

“It’s something really different and I think it will attract both Star Wars fans and those with an appreciation for something eccentric and architecturally designed,” Mr Milner said.

“The plans are approved and are being offered with the block so it’s completely ready for a new buyer to come in and complete Shyam’s vision.”
